  • Am I required to make my property available to Section 8?

    No that is not a requirement.
  • Are you licensed?

    Yes.
  • Can I reach you after hours?

  • Can you put the money directly into my account?

    Yes.
  • Do I get to see the lease or sign it?

    Per the Property Management Agreement landlord grants permission for the Property Management to sign on their behalf. You will receive a copy of the executed lease. But if you wish to sign the lease please let us know and we'd be glad to provide that option to you.
  • Do you sell real estate too?

    Yes we do! We have a full Team that can help you with your Real Estate needs.
  • How and when do I get my checks?

    Rental payments will be sent to your financial institution on the 10th of the month.
  • How is rent collection handled?

    Rent payments are collected from tenants via the Tenant Online Portal on the 1st to 3rd of the month.
  • How long of a lease do you sign?

    There is a minimum of a 1 year lease. Some applicants may request a longer lease.
  • How much security deposit do you charge the tenant?

    Typically it is the same as the monthly rent. But if tenant does not meet the Landlord Criteria extra security deposit may be requested.
  • How soon can you start managing my property?

    We like to do a full walk through of the home. After the walk through Property Management documents are sent to Landlord for execution to start the management of your home.
  • What type of properties do you manage?

    We manage all types of homes (Single-Family, Townhouses, Condos and Duplexes).
  • What type of reports do I get and how often?

    You will receive an Owner Statement Report monthly.
  • Who holds the tenant security deposit?

    Security Deposit will be held by Pearland Property Management in a TRUST account.
