We also contact previous landlords for references and verify their employment. We conduct an extensive screening on all tenants and handle everything from moving your qualified tenant into their new home.
  • Rent Collection

    Nothing affects your cash flow more than late or missing rent payments. Rent is collected every month and deposited into your account every month between the 10th & the 12th. The collection processes are professional but tough, and Pearland Property Management staff are extremely diligent in collecting rent through a systematic, timely process.

    Tenants are offered a variety of ways to pay rent. In addition, each tenant is treated respectfully and fairly, because we know positive relationship with a tenant leads to timely rent payments as well as better care for your property.

  • Maintenance

    We want to take the worrying out so we conduct inspections 45 days after a tenant moves into the home and then on their annual lease renewal. This visit includes a full walk-thru of the home inside and out. These visits help us discover tenant damage or neglect, maintenance concerns, unauthorized pets, over occupancy issues, etc.

    We also have skilled tradesmen and suppliers available to service your property’s needs which is also our eyes during any repair requests. With our purchasing power we get high quality service at reasonable rates. Our Vendors are loyal, trustworthy, and quick to respond. However, if you prefer your own vendors we would be happy to note your file since they are more aware of your home.

  • Eviction Protection

    In the unfortunate event that a tenant needs to be evicted from your rental, we will cover the cost of a simple uncontested eviction (some restrictions apply). In the event we have to file a Writ of Possession we may need additional assistant since the constables no longer manually move their belongs.
